We started off building residential rental portfolios and flipping houses in the Midwest. After years of tenants, toilets, and trash, we discovered self storage. With potentially fewer downsides than other avenues of investing in real estate, we dedicated our time to learning everything we could about self storage. We quickly realized that self storage was going to help us realize our dream of building a nationwide investing firm that is able to positively impact each of the communities we operate in.
Build it.
To start, we sold off the majority of our residential and commercial rental portfolios to fully focus on investing in self storage. Next, we reached out to self storage owners and operators to identify how we can bring value while pursuing our goal of owning a portfolio of self storage facilities with a value of more than $1 billion and positively impacting over 100,000 community members’ lives. We found that we could help self storage owners identify their facility’s value while providing an offer to buy quickly and conveniently. To impact lives, our facilities donate to the local communities that they serve.

Now, we buy value-add self storage facilities, of all sizes, nationwide. We currently own facilities in 7 different states. Our team of talented and passionate individuals is constantly growing. We are always looking for our next deal and are able to provide sellers with industry leading turnaround time in valuation and executable offers to purchase. Guy Varble
Chief Executive Officer
Guy Varble is a former banker turned real estate investor. He is a Fortune Builders Mastery Graduate and coached real estate for Fortune Builders from 2012-2018. His real estate investing experience includes not only self storage, but also single-family, multi-family, short-term and long-term rentals, RV & Boat storage, and commercial buildings, totaling over 4,000 rentable units and transactions.
Prior to completing his undergraduate work at Westmont College in Santa Barbara, CA, Guy started two small businesses. Five years working at Procter & Gamble provided a large company exposure to policies, procedures and budgets of $180+ million, during which time he earned his MBA from Pepperdine University. Guy worked as a Commercial Lender prior to moving to Iowa, where he embarked on the greatest adventure of all: parenthood.
Guy has been married since 1998 and has three wonderful children with his awesome wife. Guy lives in Urbandale, IA.
Fernando Angelucci
Chief Operating Officer
Fernando Angelucci worked at Dow Chemical, a Fortune 50 company, rolling out a flagship product estimated to gross $1B in global revenues. When he was 23, Fernando started doing real estate in the residential side with wholesaling and acquiring residential rentals. Fernando then went on to build a multi-family rental portfolio spanning the Midwest. In preparation for the next down cycle, Fernando and the team divested from residential real estate to focus on self storage.
Fernando graduated from the University of Illinois at Urbana-Champaign with a B.A. degree in Technical Systems Management. Fernando currently resides in Chicago, IL.
Ron Shorkey
Chief Construction Officer
Ron Shorkey started as president of Shorkey Drywall, Inc. from 1988-2007, during which time installed over 60,000,000 square feet of sheet rock in both residential and commercial facilities. Utilizing his decades of experience, Ron oversees IMPACT’s self storage development and rehab projects nationwide.
Ron married his high school sweetheart of 34 years and they have 3 great boys with one granddaughter. Ron lives in Urbandale, IA.
Steven Wear
Chief Marketing Officer
Steven Wear worked in branding and public relations prior to IMPACT Self Storage. At 23, Steven became one of the largest real estate marketers in the Midwest, focusing on off-market residential properties. Now, Steven leads the Marketing and Acquisition departments at IMPACT Self Storage. Steven implements industry leading marketing strategies to engage self storage owners nationwide.
Steven graduated from the University of Illinois at Urbana-Champaign with a B.A. degree in Advertising. Steven currently resides in Chicago, IL.
Adam Shorkey
Director of Operations
Adam Shorkey has experience in construction, maintenance, and rental real estate. Shifting away from residential real estate, Adam took a deep dive into industry best practices for managing self storage facilities on-site, regionally, and remotely. Now Adam oversees all managers of IMPACT Self Storage facilities nationwide.
Adam Shorkey is a volunteer coach for the Des Moines Area Community College men’s basketball team and lives in Iowa.
